Shared Economy and its Impacts on a Selected Area of Business

Abstract:

Bakalářská práce na téma Sdílená ekonomika a její dopady na vybranou oblast podnikání pokrývá nejprve teoretickou část tématu. Jsou zde popsány mj. modely sdílené ekonomiky a druhy platforem, které se v této oblasti využívají. Součástí teoretické části je také vymezení legislativní regulace volného trhu se sdílenou ekonomikou. Po teoretické části je provedena analýza nabídek krátkodobého ubytování prostřednictvím platformy Airbnb v Praze. Tato část textu obsahuje kromě dalších informací také grafické znázornění vývoje počtu nabídek v hlavním městě. Obsahem poslední kapitoly je praktická část bakalářské práce – případová studie zabývající se krátkodobým pronájmem bytu v centru Prahy. Je zde nastíněna finanční úvaha s předpokladem budoucího zisku z pronájmu. Hlavním přínosem práce je na základě analýzy zhodnotit reálné dopady rozvoje sdílené ekonomiky, zejména dopady krátkodobých pronájmů na trh nemovitostí a pronájmů v Praze.

Abstract:

This bachelor's thesis on the topic of Shared Economy and its Impacts on a Selected Area of Business first covers the theoretical part of the topic. It describes, among other things, the models of the shared economy and the types of platforms used in this area. The theoretical part also includes the definition of legislative regulation of the free market with the shared economy. Following the theory, this work analyzes the short-term accommodation offers of the Airbnb platform in Prague. This part of the text contains, among other information, a graphical representation of the development of the number of offers in the Czech capital. The content of the last chapter is the practical part of the bachelor's thesis – a case study dealing with short-term rental of an apartment in the center of Prague. It outlines a financial consideration with the assumption of future rental profit. The main contribution of the work is based on the analysis to evaluate the real impacts of the development of a shared economy, especially the impacts of short-term leases on the real estate market and leases in Prague.
