Evaluation of an Investment Project for the Construction of a Hotel in Prague

Abstract:

Diplomová práce má podobu studie proveditelnosti, jejímž cílem je zhodnotit potencionální investici pro soukromého investora. V teoretické části práce je popsaná možná struktura studie proveditelnosti a metody vyhodnocení projektu. V praktické části je analyzován trh s ubytováním v Evropě a zejména v Praze. Na základě komparace konkurenčního setu je stanovena vlastní cenová a marketingová strategie. Projekt je na závěr popsán a vyhodnocen investičními metodami. Výsledkem diplomové práce bylo doporučení investorovi realizovat projekt na výstavbu depandance. Přínosem práce je možnost jí použít jako návod na investiční záměr menšího ubytovacího zařízení. Použity byly metody deskripce, analýza, komparace a indukce.

Abstract:

The master’s thesis is written in a form of a feasibility study, with the main goal to evaluate a potential investment for a private investor. The theoretical part describes the possible form of a feasibility study and the methods to assess a project. In the practical part there is an analysis of the accommodation market in Europe and mainly in Prague. Based on the comparison of the competitive set, the own price and marketing strategy is determined. Finally, the project is described and evaluated with the investment tools. The conclusion of the master’s thesis was the recommendation to go ahead with the project of the depandance. The master’s thesis can serve as an inspiration how to conduct a feasibility study on a smaller hotel business. The applied methods were description, analysis, comparison and induction.
