Mortgage as an investment

Abstract:

Bachelor thesis deals with the possibilities of real estate investments in order to get passive income for investor from their rent. Mortgage loans, provided by commercial banks, will be used for financing real estate. It examines the categorization of types of properties and their segmentation in terms of investors’ and tenants’ attractiveness. The first chapter is a theoretical foundation for the concept topic. The essence of the second chapter is to compare the types of real estate. The third chapter discusses the mortgage loans used for financing real estate from a theoretical point of view and examines the potential income from the purchase and subsequent lease of property at a specific example.

Abstract:

Bakalárska práca sa zaoberá možnosťami investícií do nehnuteľností za účelom získania pasívnych príjmov investora z ich prenájmu. Na financovanie nehnuteľností bude využívať produkty obchodných bánk, hypotekárne úvery. Skúma kategorizáciu typov nehnuteľností a ich členenie podľa atraktívnosti z pohľadu investora a z pohľadu potenciálnych nájomcov. Prvá kapitola predstavuje teoretický základ poňatia problematiky. Podstatou druhej kapitoly je porovnanie typov nehnuteľností. Tretia kapitola rozoberá a približuje hypotekárne úvery z teoretického hľadiska a skúma potenciálne výnosy z kúpy a následného prenájmu nehnuteľností na konkrétnom príklade.
