Abstract:

Tato bakalářská práce se zabývá hypotečními úvěry a úvěry ze stavebního spoření, tedy úvěry, které slouží k financování bydlení. Na začátku se zabývám základní charakteristikou jednotlivých produktů. V první části je detailně popsán úvěr ze stavebního spoření, tedy fáze spořící, fáze úvěrová, klasický úvěr ze stavebního spoření a překlenovací úvěr. Ve druhé části je popsán hypoteční úvěr, především pak nová právní úprava, účel hypotečního úvěru, státní půjčka na bydlení pro mladé, zajištění, fixace, možnost refinancování hypotečního úvěru, způsoby splácení a úročení, jsou zde také zmíněny některé druhy hypotečních úvěrů a dále pak aktuální situaci na trhu hypotečních úvěru. V třetí části, která je praktická se zabývám srovnání pořízení nemovitosti v Praze a ve Strakonicích, srovnání nájmů v Praze a ve Strakonicích a modelovým situacím, kde uvádím reálné údaje týkající se pořízení nemovitosti v Praze na hypoteční úvěr a překlenovací úvěr ze stavebního spoření a pořízení nemovitosti ve Strakonicích z vlastních zdrojů.

Abstract:

This bachelor thesis deals with mortgage loans and loans from building savings, ie loans used to finance housing. At the beginning I deal with basic characteristics of individual products. The first part describes in detail the building savings loan, ie the saving phase, the loan stage, the classic building savings loan and the bridging loan. In the second part is described in detail the mortgage loan, especially the new legislation, the purpose of the mortgage loan, state housing loan for young people, collateral, fixation, the possibility of refinancing the mortgage loan, repayment methods and interest rates, there are also mentioned some types of mortgage loans and then the current situation on the mortgage market credit. In the third part, which is practical, I deal with comparison of real estate acquisition in Prague and Strakonice, a comparison of rentals in Prague and Strakonice and model situations, where I present real data concerning acquisition of real estate in Prague for mortgage loan and bridging loan from building savings and acquisition real estate in Strakonice from own sources.
